Do You Really Have What It Takes To Sell a Home Without a Realtor?

The first and most important thing I need when I’m starting to consider how to sell my home, one of my many homes I should say, is to remember that there are several parts to the process of selling a home. The first goal is to find a buyer who wants to buy my house, and then the goal changes. At that point the goal becomes getting the buyer and the house itself through a qualification process so that the sales transaction can close.

That’s when the house is really sold, when the transaction closes and all the documents are signed. Since I am a real estate investor and buy and sell houses for a living, I’ve become very familiar with the qualification and closing procedures. I’ve learned that the process can take several weeks, even when things go well. So, one thing we all need is patience! Making sure that papers get signed and delivered, as well as keeping tabs on other people who are supposed to be doing their own tasks, such as inspections, title research and mortgage financing documentation, all this can feel like running a 3-ring circus show.

Most of the time I enjoy it, but it can be frustrating at times, too. Just about the time I think I know everything about how to sell my home I learn something new! I tell you all this to illustrate one important point: it takes a lot more than just finding a buyer to sell a house. It takes a lot of knowledge and patience, too.

Real estate agents get paid for their expertise and for helping homeowners get through the intricate process of selling a home. That is why I often use a real estate agent to sell my home. I know very well how to sell it myself, but I decide to hire an agent to help me get it through the closing process, which is not my favorite part of buying and selling houses.

Actually, I’d rather be working on remodeling another house to sell than shepherding a sale through to the end of the closing process. If you’re thinking that you have the forms and the knowledge and the patience to sell your house yourself, congratulations! I admire your courage and confidence and I hope it works out well for you.

If you decide that someone more qualified is best suited to sell your house for you, then that will also be a wise decision. You are the only person who can make that decision correctly. You are the boss!
