How To Avoid One Of The Top Problems Associated With Selling A House

When people approach me and ask, “Explain how to sell my house, would you please, Leo?” I take a deep breath and usually hesitate because there’s usually one thing that will cause problems, and it causes problems with most people who decide to sell a house. Perhaps surprisingly, the problem is not the bad economy or the difficulty getting a loan or even the fact that a killer tornado devastated the neighborhood awhile ago.

No, the problem hits closer to home than that, and it is actually the most important thing any homeowner must grasp in order to sell a house today. So, although nobody really wants to think about what I’m about to say, here goes – selling your house is your own responsibility. That’s right! There you have the little kernel of truth that homeowners try to avoid all the time. They say things to me that sound like, “Leo, but I have no idea how to sell my house,” and “There’s no way I can afford to pay a commission, so what can I do?” If that sounds familiar to you then you’re in good company. It’s a very common dilemma that is familiar to most of us.

When I started buying houses investment properties sand started re-selling them right away instead of finding renters, I was forced to learn how to sell a house myself. I must admit, it takes some sales skill because buyers are intimidated and they simply cannot see the home without emotion.

More than once I’ve said that buying a house is a lot like dating, it’s natural to see what’s on the surface at first and miss what’s hidden inside. It takes time to get to know a person and it takes time to know a house. Care must be taken that nothing of significance is overlooked or a costly mistake could likely be made.

Remember, homebuyers are usually a little bit scared and trying hard to be calm, which fills them will some doubt about the house and about you. Whenever you are selling anything, especially a big purchase like a house, the first thing you need to do is make sure that people trust you. When I first began to sell my houses, I had to know how to inspire prospective buyers to have trust in me before they could consider buying a house from me.
