Selling Your Home Yourself: 5 Tips You Should Know
I’d like to share some basic information you’ll want to keep on hand when you want to sell a house quick. If you put it in a notebook to keep close at hand containing all this information, you’ll save yourself some frustration when you’re showing and selling your house. It doesn’t matter if you choose to sell your house by owner or list with an agent, you’ll have what you need to know at your fingertips for all your own purposes, and those of your agent and your buyers.
The following list can help anyone who needs to sell their home. Keep the following documents and copies of documents in a 3-ring binder, easy to locate:
1. Warranty deed or other document copied from the original transaction when you purchased your house. You’ll want this so you have your legal description, which is necessary for all your new sale documents.
2. Mortgage payment stub or bill, including the name, street address, email address, fax and phone number of your current mortgage lender. You’ll need this to obtain an accurate mortgage pay-off figure for the exact closing date of your house sale, which is very important when you sell a house quick. Your mortgage company will fax you a pay-off statement, so be prepared to provide them with a phone number to reach you by fax at your home, office or other location.
3. Water, electric, gas, cable and phone bills. You’ll want to be able to provide utility information for your buyer.
4. Homeowner’s insurance premium invoice. This is so you remember to cancel your policy once your house is sold. Usually your buyers will obtain their own coverage prior to closing.
5. Do a lien search on your property address. You need to know if there are any liens on your property before you even negotiate a sale price.
If you need to sell a home, go online or in person to your county recorder’s office and check to see if you have any liens besides your mortgage lien. All liens must be paid off and a lien release or wavier presented at closing, which may affect your equity check.
