Try Having An Open House To Market Your Home

If you want to make your home stand out from the huge crowd of other properties on the market right now I have one basic idea to give you – advertise and hold an open house yourself. When you are selling your home that is basically what you need to do, and maybe it sounds too simple, or maybe it sounds impossible. I’ve had people tell me they can’t do what I’m suggesting because they listed their home with an agent and the agent won’t let them advertise and show it themselves. Well, that’s nonsense. It’s your home. You signed a listing agreement which obligates you to pay a commission, but it doesn’t take away your right to find a buyer. You can do whatever needs to be done yourself when you are selling your home.

Since you can market your home, and you certainly have the motivation to sell your home, it’s time to realize that you are one most qualified to find a buyer, primarily because you have more knowledge and information about your home. You are the greatest living expert on your home! And that makes you the perfect person to advertise it and host an open house. Of course it all starts with the right attitude, knowing that you are going to need to be proactive in the present marketplace. That’s a given these days. Sellers who just wait around for their perfect buyer to show up may find themselves waiting a very long time.

What I’ve found by marketing many, many properties over the years is that my knowledge and enthusiasm about my own house gives a unique character to my classified ads, and in a huge sea of ads online or in the newspaper your uniqueness will definitely capture attention. It’s all about getting buyers’ attention first. That has to happen before they will give you a call to make an appointment to come and see the house.

Running ads for an open house gets attention and may very well get you more than a phone call in response. Some people are simply shy or hesitant and they will show up for an open house even though they may not have called you otherwise. I can’t explain it, but it’s a fact about some people and some of those people may turn out to be your buyers! Selling your home is an adventure and you will learn along the way.

Your knowledgeable presence gives a unique flair to your advertising and to your open houses. You might make a point to drive around and attend a few open houses given by the sellers, that way you’ll see what I’m talking about for yourself. Having contact with you personally, first by reading your ad and then by meeting you and talking with you can really make a difference to a serious buyer when you’re selling your home.
