If you find yourself in a situation where you need to sell your home fast you will probably need to give consideration to finding a cash buyer. These days it can be a challenge to find a cash buyer, but it is not impossible. I usually look for a cash buyer when I want to sell my home fast because that way I don’t have to wait for a buyer’s financing approval.

If you borrowed money when you bought your home you are undoubtedly familiar with the process of applying for a mortgage. If you have not borrowed money for a mortgage since 2010, however, you might be very surprised how much the process has changed. There was a lot more latitude in the past, prior to 2010, and now the rules and regulations placed on lending institutions are much more strict. It’s not hard to understand why lending requirements have had to change. In the last decade the standard lending practices and the adjustable rate mortgages that were formerly so common have contributed to huge problems in our economy. Those problems are making it much more difficult to obtain mortgages today. People with good credit ratings that would have had no trouble obtaining a loan on a home may find themselves having challenges today.

As a result of our economy and the changes in mortgage lending practices I recommend looking for a cash buyer if you want to sell quickly. People who buy homes regularly to resell them or to lease them out as a business are called real estate investors. I am a real estate investor myself, but I also buy from and sell to other real estate investors as well. We work with each other from time to time when we need capital for our business or when we need a different type of property in our inventory. So I call other real estate investors when I want to sell a home fast and avoid the long wait for a buyer’s financing approval.

It’s easy to find investors by locating ads on billboards and in the classified sections of local newspapers. Another little-known way of finding real estate investors is by jotting down the phone number on For Rent signs in your own neighborhood. Very often those homes will be owned by investors who pay cash for homes like yours. That’s how I’ve met some investors with whom I’ve conducted business over the years, and kept in touch so that I’d have more options when I want to sell my home fast.
